Why Now May Be a Good Time to Enter the Housing Market
With a new year upon us, there are already several indicators that show now may be a great time to begin your homebuyer journey. Potential seller concessions, decreasing rates, and prolonged listing periods could be the secret recipe many Coloradans have been looking for.
According to a recent report generated by Redfin®, Colorado’s housing market saw 58% of home sellers offering concessions in Q4 of 2022. The concessions offered for potential rate buydowns included aid in potential repairs as well as covering all (or portions of) the closing costs involved in potential transactions. The Redfin report also found that 22% of transactions included both seller concessions and reduced list-prices.
As of mid-January 2023, national interest rates have continued to improve within the mortgage industry, indicating that they have fallen to the lowest levels since September of 2022, and many economists are predicting further improvement throughout 2023.
In addition, there is another point for homebuyers to keep an eye on—inventory. With inventory remaining tight, Bellco Home Loans is seeing elongated home-selling cycles with the average days in MLS being 43 days today versus 18 days one year ago. This data compiled by Denver Metro Association of Realtors, indicates that buyers have a bit more time to be selective and patient in their homebuying journey.
